Your central hub for managing leads. View all your properties, filter by status or distress type, and track your pipeline. You can quickly see pending leads, contacted properties, and closed deals. Use the search bar to find specific addresses or filter by priority score.
Manually add properties you find outside the platform. Enter the address, select a distress type, add any notes, and set the priority. Great for properties you find through driving for dollars, networking, or other sources.

Set up automated property searches that run daily. Choose your target ZIP codes or draw a radius on the map, select which distress types to look for, and set how many properties to find. New leads are automatically added to your dashboard. Use "Run Now" to trigger an immediate search.
Collaborate with your team. Create a team, invite members with different roles (Admin, Manager, Member), share leads, and track who's working on what. Assign leads to specific team members and monitor team-wide performance.
Schedule automated reports delivered to your inbox. Choose daily, weekly, or monthly reports in PDF or Excel format. Filter by status, distress type, priority range, or date range. Perfect for keeping stakeholders informed or tracking progress.
Find owner contact information (phone numbers and emails) for your leads. Click the "Skip Trace" button on any lead to retrieve contact details. Bulk skip tracing available for processing multiple leads at once. Uses your skip trace credits.
Credit System
Property Prospektr uses two types of credits to give you flexibility in how you use the platform.
What they're for: Finding new properties through the Auto Finder
How they work:
- 1 credit = 1 property searched
- Charged when you run a search (whether or not properties are found)
- Credits refresh monthly with your subscription
Monthly Limits by Plan:
- Basic 300 credits/month
- Pro 1,500 credits/month
- Enterprise 4,000 credits/month
What they're for: Looking up owner contact information
How they work:
- 1 credit = 1 skip trace lookup
- Only charged for successful lookups
- Purchase as needed - they don't expire
Pricing (Buy Anytime):
- 100 credits = $18 ($0.18/each)
- 500 credits = $75 ($0.15/each)
- 1,000 credits = $120 ($0.12/each)
- 2,500 credits = $250 ($0.10/each)

Property Finder Guide
Search by entering a 5-digit ZIP code. The system will search that ZIP and nearby areas to find distressed properties.
Best for: Targeting specific neighborhoods or areas you know well.
Click on the map to set a center point, then adjust the radius. All ZIP codes within that radius will be searched.
Best for: Exploring new areas or searching around a specific location (like a recent deal).
Search Settings:
- Distress Types: Select which types of distressed properties to find (foreclosure, vacant, tax lien, etc.)
- Max Properties: Set a limit (10-500) to control credit usage
- Active/Paused: Toggle whether automated searches run daily
- Run Now: Trigger an immediate search without waiting for the daily schedule
Tip: Start with a smaller max properties (25-50) to test an area, then increase once you find good results.
Understanding Distress Signals
Our property finder uses advanced multi-signal analysis to detect truly distressed properties. Here's what each signal means:

Lead Scoring:
Each lead gets a score from 0-100 based on combined signals. Higher scores mean more motivated sellers:
- 80-100: Excellent - Multiple strong distress signals
- 60-79: Good - Clear motivation indicators
- 40-59: Moderate - Some signs of distress
- Below 40: Low priority - Fewer signals detected
